First off, the guitar on the original track is tuned a half step down.
Strings should be E-flat, A-flat, D-flat, G-flat, B-flat, and E-flat, from low to high.
Not necessary, but it will be a half step higher than the track if you don't do this.
The chords in this tab will be as if the guitar were tuned normally.
If you need the actual sounded chords, they are exactly what I've written but 1/2 step lower.

The Emaj7 I use is played like this: 022033
There is also a G/F# chord that transitions the two chords: 2x0033
For the verses, you can simply slide your 1st finger from the 3rd fret of the 6th string
(where it will be for the G chord) down to the second fret for an F#, and then move it
to the 2nd string for the Emaj7. Easy (: The verses and choruses are all played like that.
The strumming pattern is something like this: (u - up; V - down)
